5/29/14, Manny Martinez

Dear [James Place Condominium Association],

I am reaching out to you as a neighbor of the Cenacle Property located at 1400 S. Dixie Highway in Lantana. Jerry Goray and I are the contract purchasers of the Cenacle Property which we would like to redevelop with a luxury first-class multifamily residential community. We are local developers with a positive track record building outstanding communities. We have been reaching out to area residents to share our plans and get input to improve the plans. On March 20, 2014, we hosted a community meeting at the Lantana Recreational Center. As resident of James Place Condominium, we would like to speak with you.

As a brief update, we applied to the Town of Lantana for zoning and site plan approval along with variance requests to allow 6 stories, to reduce the parking requirement which is very high compared to National and South Florida standards, and to maintain a 6 foot tall fence. Attached please find a color site plan.

In designing the new community, we have been very sensitive to neighboring properties like yours. We placed the buildings in the center of the property to provide more than 7 times the minimum setback. The trash compactor is discretely placed next to the Manalapan water plant. We are providing 10 feet or more of landscaping buffer along the perimeter that will have trees, palms, and shrubs. The entire front of Dixie Highway will be very attractive with a new Welcome to Lantana sign, lush canopy trees, elegant palms and layers of flowering shrubs together with a fountain, pavers, and other design features to enhance the public experience while driving through Dixie Highway. Our open space will be close to twice the open space required by code. The residential units will feature high end finishes and amenities comparable to luxury condominiums. We believe that our development will help Lantana by redeveloping the Cenacle property with a use that is more compatible with your property, by building an exceptional residential community that attracts upper income professionals to support local businesses, and by raising property values.

A hearing with the Town Council is scheduled for Monday, June 9 at 7 PM to discuss changing the use from commercial to allow residential. The site plan will be discussed at another hearing. At your earliest convenience, I would like to speak with you and the Board of James Place Condominium about the plans and any feedback you may have. Please feel free to reach me at my cell 305-796-4562 or via email at This email address is being protected from spambots. You need JavaScript enabled to view it.. Sincerely,
