Dear Resident of James Place Condominium,

We are cordially inviting you to the Lantana Town Council hearing of next Monday July 14 at 7PM in which the redevelopment plans for the Cenacle property (1400 S. Dixie Highway) will be discussed including the site plan. My partner Jerry Goray and I previously reached out to you as contract purchasers of the Cenacle Property. Our site plan has remained substantially the same site plan that we shared with you previously and we have added more details such as the landscaping buffer and the fencing details which provide adequate buffer and security between the properties.

In designing the new community, we have been very sensitive to James Place Condominium. We placed our buildings in the center of the Cenacle property to provide more than seven times the minimum setback. The trash compactor is near the Manalapan water plant, very far from James Place. Our building elevations are very attractive and are buffered with a wide landscaping strip along the perimeter that will have trees, palms, and shrubs as well as another buffer strip in front of the buildings. The entire front of Dixie Highway will be very attractive with a new Welcome to Lantana sign, lush canopy trees, elegant palms and layers of flowering shrubs together with a fountain, pavers, and other design features to enhance the public experience while driving through Dixie Highway. In addition, we are providing work-live townhome units along Dixie Highway to be rented by professionals such as tax accountants, interior designers, architects, artists, and others which do not generate the impact of more traditional commercial uses. Our open space will be close to twice the open space required by code. The residential units will feature high end finishes and amenities comparable to luxury condominiums. We believe that our development will help Lantana by redeveloping the Cenacle property with a use that is more compatible with James Place, by building an exceptional residential community that attracts upper income professionals to support local businesses, and by raising property values.
