Q: I recently received a letter from my mortgage company asking me for proof of insurance (Windstorm, Flood and/or Property and Casualty) for James Place Condominiums. Who do I need to contact to get this information?

A: Have your mortgage company contact the Royal Palm Beach office of Advanced Insurance Underwriters at (561) 784-5445. They maintain all records related to the building's insurance coverage and can send the information directly to the requesting party.

Q: How much is the quarterly maintenance at James Place and what does it cover?

A: Quarterly maintenance for unit owners is $1,050 and is due on the first day of January, April, July and October. This includes building insurance, landscaping, pool maintenance, water/sewer service, garbage collection, common element power/AC, routine building maintenance and general upkeep.

Q: I'm moving into James Place Condominiums shortly. Is there a process for handling move ins/move outs and are there any fees I need to be aware of?

Q: Where can I find information regarding the property values and recent sales in the James Place Condominium development?

A: Users can click here to be redirected to the Palm Beach Tax Appraiser's Office web site. Here sale prices, recent tax rates and additional information is available for each of the units in our community. Please note: James Place Condominium Association does not maintain this site and is not responsible for the accuracy of any information contained therein.

Q: I'm a realtor/closing agent and need get an estoppel completed for a unit in James Place. How can I request this?

A: Please use the 'Contact Us' page of this site and include the unit number in your request.

"Rules of Conduct"

1. No content that is considered racist, obscene, x-rated, or objectionable will be tolerated. All such posts will be deleted without notice and the member who posted it will be issued infractions and or banned at our discretion. This includes avatars & signatures.

This is a Family Friendly Discussion Board. Don’t post content that you would not want your children, mothers, husbands or wives to see.

    No Disccussion of Politics will be allowed.
    No Discussions on Religion will be allowed either.

2. You must not violate a persons privacy by publishing information without permission that is private and personal. If you feel the need to do this, send one of our moderators a message before doing so.

3. Personal attacks (Flaming, Name Calling) on others will not be tolerated. We take politeness very seriously. You are welcome to challenge others points of view and opinions, but do so respectfully and thoughtfully.

Please remember The Golden Rule: Treat others as you wish to be treated !

4. Create threads in the proper Discussion Board. Threads created in the wrong Discussion Board are subject to deletion. One thread posted in multiple Discussion Boards(Cross Posting) is subject to deletion.

5. We have a zero-tolerance approach on SPAM. If you post spam, you risk your account being permanently banned and your topic will be deleted. No advertising is allowed on AndroidTablets.net without prior approval by the ADMINs.

7. Do not promote and advertise your affiliated websites, domains, companies, or services in any of the discussion Discussion Boards. This includes starting a thread, replying to a post, or putting it in your signature.

8. Users may disagree with the decisions or actions of the moderators and/or administrators, however, disagreements, criticism and the like are not to be aired within the Discussion Boards. Please feel free to PM the person directly rather than air your dirty laundry in public.

9. Any abuse towards our staff and/or management will result in immediate suspension of your account.

10. Signature guidelines:

    The maximum number of lines in a signature is 5. (to minimize on-screen clutter), and/or one image (no more than 100px high, 500px wide and 75KB in size)
    Do not put any kind of advertisements in signatures.
    Signature text should comply with our regular posting Guidelines.
    Text links are permitted, but may NOT be commercial in nature. The image may not be linked.
    If your signature is in violation of any of these new rules, the Staff may remove it without prior notice. Please keep in mind that signatures may not be overly-distracting, animated, offensive, malicious, racist, or pronographic in nature.

11. DO NOT advertise anything that costs money. Offering Items or Services to Trade are not allowed. Anyone trying to use this Discussion Board to advertise any item for sale may be issued infractions and or banned, and their posts may be deleted. Our Discussion Board is not eBay or Craigslist.

12. If you have any questions as to whether something is acceptable, please message a moderator.

Except for Spammers, We will make every effort to notify you if you are not following the Discussion Board’s Guidelines. Moderators and Administrators have the final word.
